We start from the average price per m² for your postcode, based on the real sales registered by the Spanish General Council of Notaries (Consejo General del Notariado) (using data from the property cadastre (Catastro) and the National Statistics Institute (INE)), and we adjust it for the features you enter: condition, pool, garage, sea views, lift, terrace and air conditioning. Each one moves the price by what it genuinely weighs in the market, with a cap so nothing gets inflated.
We raise or lower that €/m² according to the condition you select and the property's extras, such as a pool, terrace, garage or sea views.
We multiply by your floor area and give you a range, not a single figure, because the exact price depends on seeing the property.
