Data as of 4 Jul 2026: 2.036 €/m² average · own index

This is a local, independent guide to house prices in Torrevieja and Orihuela Costa. Here you'll see how much it costs to buy depending on the area, which neighbourhood fits you best based on how you plan to use the home, and what you need if you want to let it to tourists. We're not selling you anything: we give you the context to decide with judgement, not on the first thing you read.

The per-square-metre prices you'll see are a market reference, not an official valuation (tasación). The real value of a specific home changes with its condition, its type, the floor, the orientation and the views, so treat them as a starting point. For your own case, what counts is a valuation using comparables from your area.

Best area

Which is the best area to buy a home in Torrevieja?

In short

There's no single best area: it depends on how you plan to use the home. If you're after holiday investment, look at La Mata or Punta Prima; if you want to live year-round, Aguas Nuevas or Los Balcones; and if your priority is price, the Centro is the most affordable area in the municipality.

Each area by its character, not just its price
AreaIts character and who it suits
Punta PrimaExclusive, on the border between Torrevieja and Orihuela Costa. High-end homes, many with sea views and good communal areas, with potential to appreciate in value.
La MataTouristy and family-friendly, with a fine-sand beach next to the Las Lagunas Natural Park (Parque Natural de las Lagunas). Good for a second home or for holiday-letting investment.
Los BalconesResidential and family-friendly, with spacious homes, detached houses and villas. Quiet, designed for year-round living.
Aguas NuevasModern, with new-build developments and residential estates and amenities for year-round living.
TorreblancaBetween La Mata and the town centre, with residential estates with pools. A moderately priced option for domestic and international buyers.
CentroThe traditional town centre and the most affordable area in the municipality.

Choose by how you'll use the home, not just by price: the cheapest area isn't always the one that best fits what you're looking for.

How to buy safely in Torrevieja
Holiday letting

Can I let my Torrevieja home to tourists, and what licence do I need?

In short

Yes, you can, but first you have to register the home for tourist use (vivienda de uso turístico, VUT). You need the Town Hall's municipal urban-planning compatibility report (informe de compatibilidad urbanística), the habitability certificate or licence (cédula de habitabilidad) and a responsible declaration (declaración responsable) that registers the home in the Tourism Register of the Comunitat Valenciana. Since Decree-Law 9/2024, that registration is valid for five years.

  1. Municipal urban-planning compatibility report

Apply at Torrevieja Town Hall (Ayuntamiento) for the report confirming that your home is compatible with tourist use. It's the starting point: without it you can't proceed.

  2. Occupancy licence or habitability certificate

You need to prove the home is habitable. The occupancy licence (licencia de ocupación) or the habitability certificate (cédula de habitabilidad) serve that purpose.

  3. Responsible declaration and registration in the Tourism Register

File the responsible declaration of commencement of activity (declaración responsable) and register the home in the Tourism Register of the Comunitat Valenciana, through the Generalitat's electronic office (sede electrónica) using a digital certificate (certificado digital) or Cl@ve.

  4. Technical requirements

Prepare the home: climate control appropriate to the season, basic equipment for its capacity, public liability insurance, an evacuation plan and emergency phone numbers on display.

A tourist-use dwelling (vivienda de uso turístico, VUT) is a whole property let for a price, with immediate availability and for tourism purposes, for a period of 10 days or less to the same guest. Since Decree-Law 9/2024, registration in the register is valid for 5 years.

Tourism regulations change; confirm the current requirements before advertising.

Frequently asked questions

Frequently asked questions about prices and areas

Which is the best area to buy a home in Torrevieja?

There is no single best area: it depends on how you plan to use the home. For holiday investment, La Mata and Punta Prima work well thanks to their tourist appeal and their closeness to the beach. To live year-round, Aguas Nuevas and Los Balcones offer quiet residential developments and spacious homes. If your priority is price, the Centro is the most affordable area in the municipality.

In which developments in Torrevieja can you let a property to tourists?

It depends less on the development than on the home meeting the tourism regulations. In Torrevieja you can use for holiday letting any home that obtains the municipal urban-planning compatibility report (informe de compatibilidad urbanística), holds a habitability certificate (cédula de habitabilidad) and is registered as a tourist-use dwelling (vivienda de uso turístico, VUT) in the Tourism Register of the Comunitat Valenciana. Tourist areas such as La Mata or Punta Prima draw strong rental demand, but the permit is granted home by home, not by development.

Can I let my Torrevieja apartment to tourists, and what licence do I need?

Yes, but you need to register the apartment as a tourist-use dwelling. The process has four steps: obtain the municipal urban-planning compatibility report (informe de compatibilidad urbanística) for tourist use, hold an occupancy licence (licencia de ocupación) or habitability certificate (cédula de habitabilidad), file the responsible declaration (declaración responsable) and register the home in the Tourism Register of the Comunitat Valenciana, and meet the technical requirements (climate control, equipment, public liability insurance and an evacuation plan). Since Decree-Law 9/2024, the registration is valid for five years.

How much does housing cost in Torrevieja by area?

The Torrevieja average is 2.036 €/m². By area, it ranges from around 1.728 €/m² in the Centro (the most affordable area) to 2.390 €/m² in Los Balcones. Nueva Torrevieja is around 2.174 €/m², and the beach areas run from 1.931 (Playa del Cura) to 2.377 (Playa de los Locos). These are reference prices: the real value depends on the condition and type of home.
